Commercial loans will generally fall into one of three types:

• Operating - Short term borrowing to be repaid within one year.
• Intermediate term loan - Loans from one to five years and used primarily to purchase equipment, machinery, or other capital improvements.
• Long term loan - Any loan over five years and less than fifteen years in term. Long term loans are usually secured by real property.
